  • Flashing Or Boot Damage - As you look at your roof, you should see sheet metal parts called flashings wherever a vertical surface meets or horizontal one, like around the chimney, or wherever two different roof planes meet to form a valley. Getting a chimney inspection and sweeping will also be of benefit. Flashings are there to keep water from seeping into the roof in those vulnerable areas where water or ice may stand, or where a large amount of water will flow in heavy rain or snow. Boots are there to seal the plumbing vent pipe holes. Both of these types of seals can be damage by ice over the winter, leaving them ineffective. If you notice any bent flashings, or you can see a torn or missing boot, you need an inspection and repairs as quickly as you can schedule them to prevent further damage.
  • Damaged Or Missing Shingles - If you can see shingles that are warped, curled, torn, or missing, or raised nails, you need a professional inspection and opinion as to whether your roof can be made sound with repairs, or whether it's time for a roof replacement. Another warning sign that there may be a problem with your shingles if you're seeing more "shingle sand" on the ground beneath eaves or where rain gutter downspouts come out. Asphalt shingles can only shed so much of that granular coating material before they begin to fail at keeping leaks out.
  • Moss, Mold, Or Algae - When you see weird-looking patches of color on your roof, it's likely that you're seeing moss, mold, or algae, all of which can cause significant damage if you let them go. If there is debris like wet leaves stuck to your roof, that can provide a haven for growing harmful organisms, so you'll want to have that removed as soon as you can. Professional inspection will help you determine whether a good professional cleaning will solve your mold, moss, or algae problem, or if there is already shingle damage that will require repairs.
