Does My Roof Color Affect My Home?

Unless they're stained and in disrepair or bold and obvious, most roofs tend to blend into the background and with a home's exterior. And that's pretty much the goal. So when homeowners are faced with roof replacement, they often wonder, "does the color of my roof affect my home?" The answer is that, yes, it does. Here's how.

Temperature & Energy Costs

Dark colors absorb heat from the sun, while light colors reflect it. In general, lighter colored roofs are recommended in warmer climates, and darker roofs in cooler climates with harsh winters and long, cool springs. Here in Naperville, we fall into the latter category. Unless you live in a tropical climate where it's blazing hot year round, energy costs alone should not dictate your roofing color choice; the difference is very slight in a 4-season climate. While a dark roof will keep your Chicago attic slightly warmer in the winter and may help snow melt, if you've got your heart set on a light gray roof, remember that you have to live with your choice for 20 years or longer.

Home Value

roof colorIf you plan to sell your home before your new roof wears out, it's wise to think ahead to what future buyers will want. Roof materials come in a wide range of colors to suit every style, from bright and bold, to muted and neutral; but, that doesn't mean a buyer is going to be as enamored with your bright red roof as you are. Unless you're planning to stay put, choose a neutral color roof that complements the permanent colors on the exterior of your home - things you can't change, like brick and stone - and the accent colors on siding, shutters, trim and doors.

Curb Appeal

Perhaps the biggest effect your roof color will have on your home is the look! The color you choose should match your home as mentioned above. If you plan to repaint your home as part of your roof replacement project, get small sample cans of your exterior colors and paint a large piece of scrap wood so that you can compare your roof color options next to it. Be sure to look at the colors in various light and from all sides of your home to get a good idea of how it will come together. Also take into consideration your neighbors' roofs, especially if you're in a large community. Some HOAs have guidelines that limit your roof color choices to a handful of select neutral colors. Even if this is not the case, you don't want to stick out with a white roof among a sea of brown and black roofs.
